  • Reference check tenant(s)
  • Draw up tenancy agreement

HOLDING THE DEPOSIT AND RENT COLLECTION SERIVCE

Simple Lets Ltd charges a commission is 8% of the total rent payable for the entire length of the tenancy plus VAT payable in advance at the commencement of each Tenancy and/or extension.

This service suits landlords who wish to manage their property themselves, but wish for us to hold deposit and monitor rent collection, we include the following:

  • Negotiate the highest rent achievable in the current market conditions
  • Market the property on all portals
  • Reference check tenant(s)
  • Draw up Tenancy agreement
  • Arrange check in
  • Hold tenants deposit ((deposit protection £42.00 inc VAT))
  • Collect monthly rent

LETTING AND MANAGEMENT SERVICE

Simple Lets Ltd charges a commission is 10% of the total rent payable for the entire length of the tenancy plus VAT, payable in advance at the commencement of each tenancy and/or extension.

This service suits landlords who wish to let us take care of the property 24/7, we include the following:

  • Negotiate the highest rent achievable in the current market conditions
  • Market the property on all portals
  • Reference check tenants
  • Draw up Tenancy agreement
  • Arrange check in/check out of property
  • Hold tenants deposit (deposit protection £42.00 inc VAT)
  • Collect monthly rent
  • Property inspections
  • Deal with the day to day management of the property for the duration of the Tenancy

Inventory make – £100.00 – £200.00 (dependant on size of property) all inventories are carried out by an independent company, this entails a scheduled report of the property, this helps protect the tenants deposit and the landlord’s property.

Check in fee- £50.00- £90.00 (dependant on size of property) – once inventory make has been drawn up, the inventory clerk will conduct check in, where a detailed report shall be carried out and written up, once report has been received by tenant(s) and landlord, both parties have 7 days to amend report, on check in the keys shall be handed over to tenant(s) in the process.

Check out fee- £50.00- £90.00 (dependant on size of property) – once inventory make has been drawn up, the inventory clerk will conduct check out, where the report from check in will be used against check out, keys shall be retrieved from tenant(s).

TENANT FEES

Reference check – £75.00 plus VAT, reference check is carried out by Homelet www.homelet.co.uk

Check in fee- £120.00 this is per property not per tenant

Tenancy fee- £60.00 this is per property not per person, this cost is for the handling and preparation of tenancy agreement.

Property deposit- Six weeks rent is required and is held until end of tenancy, the deposit is protected and registered with MYDEPOSITS scheme www.mydeposits.co.uk throughout duration of tenancy (please note this is not a fee)
